That is very significant. 

You need a team that attracts buyers.  In our area, most homes sell to people from outside the Sedona Luxury Home Real Estate Professionalarea.  For this reason it becomes even more crucial that you choose the right real estate team.  The team that has a database of buyers and has the tools, systems and knowledge to market to them.

Quick true story:  30 years ago when Susan and I were newlyweds, I was assigned to a Marine Squadron as a helicopter pilot.  We bought a new home in a new subdivision in Jacksonville NC.  Almost 5 years later we’re leaving the area.  We put the home up for sale with a “top” listing agent in a big office.  It didn’t sell.  We rented it out for a few years and tried again, same result.  Rented it out again and when the tenant left, we tried again.  This time we decided we decided to call another office and find a top buyer agent… not a top listing agent.  We decided the priority was to SELL the house not LIST the house.   Successful buyer agents, particularly teams, have lots of potential buyers.  Most successful listing agents have a great listing presentation but not a lot of buyers. They just want to stack up listings.  We listed with a very active buyer agent and the house sold in 7 days.
