Multigenerational homes are coming back in a big way! In the 1950s, about 21%, or 32.2 million Americans shared a roof with their grown children or parents. According to a recent Pew Research Center report, the number of multigenerational homes dropped to as low as 12% in 1980 but has shot back up to 19%, roughly 60.6 million people, as recently as 2014.
Multigenerational households typically occur when adult children (over the age of 25) either choose to, or need to, remain living in their parent’s home, and then have children of their own. These households also occur when grandparents join their adult children and grandchildren in their home. read more

When it comes to buying a home, whether it is your first time or your fifth, it is always important to know all the facts. With the large number of mortgage programs available that allow buyers to purchase a home with a down payment below 20%, you can never have Too Much Information (TMI) about Private Mortgage Insurance (PMI).
Freddie Mac defines PMI as:
“An insurance policy that protects the lender if you are unable to pay your mortgage. It’s a monthly fee, rolled into your mortgage payment, that is required for all conforming, conventional loans that have down payments less than 20%. read more
The housing crisis is finally in the rearview mirror as the real estate market moves down the road to a complete recovery. Home values are up, home sales are up, and distressed sales (foreclosures & short sales) are at their lowest mark in over 8 years. This has been, and will continue to be, a great year for real estate.
However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory. According to the National Association of Realtors (NAR), buyer traffic and demand continues to be the strongest it has been in years. The supply of homes for sale has not kept up with this demand and has driven prices up in many areas as buyers compete for their dream home. read more
Every year at this time, many homeowners decide to wait until after the holidays to put their homes on the market for the first time, while others who already have their homes on the market decide to take them off until after the holidays. Here are six great reasons not to wait:

Safe, low-odor saltwater swimming pools are gaining in popularity. Could you have saltwater in your future?
If you hate the stink and sting of chlorine, you’ll love saltwater pools.
Once primarily a perk in health spas and resorts, saltwater pools have now become popular among U.S. homeowners. Today, about 30% of all U.S. in-ground pools are saltwater.
“They’ve literally exploded in popularity in the last decade,” says Erika Taylor of “Pool and Spa News.” “It really does make a difference in the way the water feels on your skin. Nothing feels as good as jumping into a saltwater swimming pool.”

Sedona is surrounded by the Coconino National Forest. Shooting is permitted on CNF land unless a fire ban is in effect do to dry conditions. Remember it’s the law in Arizona that you must tell law enforcement officers if you have a firearm in the car with you if you’re pulled over.
We generally go to a sand pit off of Beaverhead Flat Rd (Map). It’s popular and well known to locals. It has a high, sandy embankment to safely shoot into and is not near anything. To get there from the Village of Oak Creek, drive south on 179 a couple miles, go past the Ranger station and take a right on Beaverhead Flat. Climb up the hill and just before the top is a dirt road to the left. You’ll be able to see the area from the road. Rules are posted and if a fire ban is in effect they will usually post it up there. Please be safe, courteous and responsible when using firearms. Don’t be surprised if the Sheriff stops by to check on things. In the summer it’s a good idea to check with the Rangers for any restrictions. read more

Finding a home in Sedona with a swimming pool can be difficult. Sedona typically has a rather shallow layer of soil on top of the sandstone bedrock. This makes it a bit more challenging (expensive) to put in a swimming pool. Although I’ve never seen water restrictions used in Sedona, some HOA’s do restrict the construction of swimming pools to conserve water. This is particularly evident in HOA’s that share a deep well for water.
When buying a Sedona home with a swimming pool, you’ll want to have it and the pool equipment inspected. Some home inspectors will do this for an additional fee or you can any of the local pool companies do an inspection. The trend now is towards salt water pools but both salt water and chlorine pools can be corrosive and harsh on equipment if it is not cared for properly. read more
How long does it take to sell a house? The statistic that reflects this is called the absorption rate.
Absorption rate is the rate at which homes sell in a given area during a given time period. Absorption rate is calculated by dividing the
number of sales in a given month by the number of available homes for sale. It is the inverse of months of supply.
This chart represents the current absorption rate for residential homes in Sedona Arizona. The chart updates automatically.
